Project: Multiple Commercial Phase I & II Environmental Site Assessments
Hart & Hickman performs Phase I Environmental Site Assessments (ESAs) as well as Phase II sampling and remediation projects for Lowe's, as necessary. Hart & Hickman is Lowe's lead environmental contractor in the Carolinas. Lowe's has comprehensive Phase I ESA guidelines which must be followed in addition to ASTM standards. Most of the projects are related to Lowe's rapid development of new stores. New stores are sited in a variety of settings including undeveloped, commercial, and industrial areas.
Hart & Hickman recently updated Phase I ESAs for 10 existing stores throughout the eastern United States for financing considerations without visiting the sites. Hart & Hickman used the previous Phase I ESAs, knowledge of Lowe's operations, and interviews with Lowe's personnel to save Lowe's the expense of obtaining new Phase I ESAs. The financial institution was satisfied, and Lowe's saved over $20,000.

Project: Multiple Railroad Property Phase Ones
Hart & Hickman has conducted over 40 Phase I Environmental Site Assessments for properties located along the North Carolina Railroad stretching from Morehead City, NC to near Charlotte. The Phase I ESAs were conducted to evaluate the potential for impact from historical usage. Many of the properties had been in operation since the late 1800’s and the projects required the use of many historical documents to identify past usage. Areas of potential concern included petroleum distribution facilities, fertilizer and pesticide warehouses, freight depots, and underground storage tanks.

Project: 70 Fast-Track Phase Ones
Hart & Hickman completed over 70 Phase I and II environmental site assessments and compliance evaluations of equipment rental facilities in approximately ten weeks from the time of the award. The sites were located in fifteen states across the US. Areas of concern included historical site usage, above ground tanks, underground tanks, equipment wash facilities, and inadvertent spills. In order to complete the project in a timely and cost efficient fashion, Hart & Hickman conducted Phase II sampling at the time of the Phase I inspections. The project was completed on time and under budget. Hart & Hickman is currently conducting follow-up remedial services at select facilities.

Project: Multiple Commercial Property Phase Ones
Hart & Hickman has completed over one hundred Phase I site assessments for First Union’s capital markets group. The Phase I ESAs were conducted on sites throughout the Southeast and include commercial properties, retail properties, multi-family residential developments, health care facilities, and shopping centers.
