Hart & Hickman (H&H) completed a stream and wetlands survey for a large commercial development in central Mississippi. After obtaining the Corps Jurisdictional Determination, H&H determined that approximately 900 ft of intermittent stream would be impacted by the development. To avoid the lengthy Individual Permit process, H&H made use of a General Permit in Mississippi that allows for up to 1,000 ft of intermittent stream impact. Compensation was accomplished by stream relocations along the site perimeter.
For sites disturbed by grading in the past 5 to 10 years with a tendency for wetland formation, the hydrology and vegetation may be established fairly quickly. However, it can often be difficult to determine if hydric soils have sufficiently developed. H&H performed a detailed wetland delineation for a proposed commercial site in central North Carolina.
At first glance, it appeared that over 0.5 acre of wetlands were present on the property. Over 50 test borings were observed and the NRCS hydric soil guidance document was used to determine where the hydric soils were sufficiently developed. Using this detailed evaluation, it was determined that only approximately 0.25 acre of wetland is present, thereby avoiding the need for an Individual Permit.
